Long Hill Township Market Update

I want to take this time to compare December 2008 numbers to January 2009 numbers...

December 2008

New Listings - 5

Under Contract - 2

Closed Sales - 6

Out of the 6 closed sales, 5 were under $500,000. One of the under contract listings went under contract and sold in the month of December. It sold for under $500,000. The other under contract listing was listed for $525,000.

January 2009

New Listings - 10

Under Contract - 6

Closed Sales - 0

There were NO closed sales in the month of January. Out of the 6 under contract listings, all 6 were under $500,000.

It will be interesting to see what Long Hill Township's spring market will bring. Apparently the buyers are staying at the $500,000 mark or below. We currently have 46 listings ranging from $300,000 to $1,525,000. I'm sure the higher end homeowners would like to see their listings move. Hopefully the higher end buyers will come out for the "spring thaw."

Long Hill Township, New Jersey Real Estate Market Report Update 2007

The numbers are in for Long Hill Township real estate for 2007. They are not as bad as our mainstream media would like us to believe. I am going to put a positive spin on the numbers using data from 2004 through 2007. I think looking at "the big picture" will paint a more accurate view!

In 2004 the average sales price was $508,255

In 2005 the average sales price was $573,514

In 2006 the average sales price was $595,342

In 2007 the average sales price was $559,975

We have seen a 6.3% decline in average sales price from 2006 to 2007, but we have seen a 10% increase in average sales price from 2004 to 2007. Also, the height of the real estate market was 2005. Long Hill Township still did better on average sales price in 2006.

I think this is a prime example of why you should not listen to the negative spin that is put out by the media. You would get more accurate data from a local Realtor in your desired area.

Real estate is primarily a long term investment. These numbers, to me, indicate that purchasing real estate in Long Hill Township, although the media is trying to scare everyone into believing otherwise, is definitely a good investment!

Educating your buyer's on what a great time it is to buy a home!

At a recent "Star Power" Real Estate Summit, here in New Jersey, one topic that was agreed upon by myself and my fellow Realtors is that it is our job as Real Estate agents to educate the consumer on what a brilliant time it is to buy a home and turn off the T.V! Enough of the negative press. As of today, November 3, 2007, the current interest rate for a 30 year fixed mortgage (conforming)is 6.273%. That is a great rate! So, where are all the buyers hiding? What are they waiting for? If they are waiting for the prices to drop, or "bottom out" seems to be a common term now a days, do your job as a Realtor an educate them on the amount of money they will save over the period of the loan with a low interest rate, rather than wait for a lower price and a higher rate which will ultimately cost them MORE money.

Long Hill Township, NJ Real Estate Market Update

The real estate market in Long Hill Township, NJ has remained steady for the past few months. For the month of September we had 14 new listings (3 of them were re-listed after expiring), 3 homes went under contract and 4 homes closed. However, there are currently 64 active listings! We haven't seen numbers like these since the height of the sellers market in 2004.

I wrote a blog last month about pricing. Even more so now than back then, pricing is key to getting your home noticed and sold quickly.

As far as buyers go, this is an awesome time to purchase a home! There is plenty to choose from, the prices are reasonable and we still have record low interest rates!

Long Hill Township New Jersey Real Estate Market Update

Long Hill Township is located at the very southern tip of Morris County, NJ and is surrounded by Union and Somerset counties. Quite often people have not heard of Long Hill Township but they have heard of one or more of the communities which make up Long Hill Township which are Gillette, Stirling, Millington and the Hamlet of Meyersville.
Long Hill Township is a rural, low density community with a population of around 8,000. We have a blue ribbon school system and low crime.
There is a train station located in Gillette, Stirling and Millington (mid-town direct) making this township favorable for commuters in to NYC!
So all you Realtors out there that are searching for homes for your customers that need to be close to a NYC train line….add Long Hill Township to your search…your customers won’t be disappointed!

Market update - Pricing homes to sell

Each and every home that is put on the market will sell if it's priced right! Regardless of the location or the condition of the home, again, every home will sell. It is crucial to get this fact across to our sellers.
We need to make sure that we are thorough in our research of the recent comparable sales and then suggest a price to the seller which makes the home more attractive than its competition.
Let’s get aggressive with broker open houses, public open houses, “just listed” mailers and plenty of internet marketing.
Many Realtors are being faced with sellers that "have to walk away with a certain amount of money out of the sale." We are seeing sellers write a check at the settlement table if they really want to sell. We are also seeing sellers not listen to the advice of their Realtors and they are remaining steadfast on their “have to walk away with” price. These are the homes that are continually expiring.
In our area we are seeing multiple offers on listings if the home is priced correctly, and we are also seeing homes expire which are not priced correctly! Which listings would you rather have?
